How It Works :)

Acting as your Buyer's Agent, our remuneration comes in the form of a commission payment for introducing a buyer and successfully selling the subject property. The common commission rates offered to Buyer's agents are anywhere from A flat $3000 to 2.5% of the final purchase price. So, the 1% Cashback Rebate comes out of the Commission Payment we earn. 


For Example, you purchase a $500,000 home with us acting as your Buyer's Agent, a Cheque for $5,000 will Be Mailed To Your New Address, after Successful Closing of the Transaction. An $850,000 home will yield a $8,500 Rebate Cheque, so on and so forth. As mentioned , a very Simple Concept - No Gimmicks, No Limits!

Buying Process

A FULL SERVICE EXPERIENCE!

Step 1 - Contact Us with Relevant information!


Use the contact form at the bottom of this page and fill in your information as well as the Type Of Property You're Looking To Purchase (House/Condo/Townhouse Etc.) | Area (i.e. North York, Scarborough, Markham, Yonge & Sheppard Etc.) | Price Range (i.e. $500k-$600K) Time Frame (i.e. 3 Months, 6 Months, Unsure etc). You can also send us any specific listings you're interested in viewing [either MLS Number(s), or street address(es)]

Then your assigned Realtor respond to you Shortly!


Step 2 - Send you Relevant Listings and Set You Up on the Priority Listings Notice Service!


This service sends you a daily email (at approximately 1 a.m.) with new listings in your search area within your search parameters. This is the best way to keep on top of the market with new listings or price changes so you NEVER miss a la new listing and see it before it's on the public Realtor.ca website!


Step 3 - View Properties!


If any of the listings interest you, contact your assigned Realtor by Phone, Text Or Email to schedule you a viewing. Although we can arrange to pick you up, most of our buyer clients feel more comfortable to meet us at the property(s)!


Step 4 - Market Evaluation of Short-Listed of Properties!


We evaluate the properties you're most interested in to determine whether they are correctly priced or not. We will send you the property's history as well as recent sales information, giving you our professional experienced opinion on the market value of the subject property(s)! Our client's are free to offer whatever dollar amount they wish to, we never pressure you or use any silly sales tactics to 'squeeze' you into paying.


Step 5 - Prepare an Offer For Submission!


At this point We discuss the finer details of the offer (such as offer price, deposit amount, closing date, list of fixtures/chattels included in the sale, conditions etc) in order to prepare it for your signatures! Once we get the signed offer back from you, we will officially register and send the offer to the listing Brokerage of the subject property and keep you posted. At this stage, there usually is many communications and negotiations with the listing Agent/Brokerage back and forth, until we reach a final accepted offer! Of course we may also not end up with a final accepted offer if the parties (buyer/seller) are too far apart on the offer.


Step 6 - Accompany You And The Home Inspector, Firm Up The Deal!


At this point, we accompany you and the home inspector on the home inspection date. This date will occur within the conditional period (which is typically 5 business days from the offer acceptance date) and typically takes 2-4 hours! If we find any deficiencies with the property, we can prepare and amendment to ask the seller to fix some of the issues or reduce the price accordingly, in exchange for us to remove the conditions and make the sale unconditional. If there are no problems, we can simply firm up the deal by sending the seller a Waiver form or Notice Of Fulfillment of Conditions!


Step 7 - Accompany You To Your Home Visitations!


Typically you as the buyer are allowed to visit your soon-to-be new home on 2 occasions after the deal is firm and before closing. We accompany you during these 2 visits. We usually recommend to leave one of these visits for right before closing to inspect the home for any damages or any items missing after the seller has moved their possessions out of the home! If there are any issues or concerns, we will communicate to the other side and resolve the issue.


Step 8 - Closing Date, Welcome to your New Home!


Congratulations! We are with you until closing date to take care of any other issues that come may come up! We will co-ordinate with lawyers, speak to your bank or mortgage holder, make sure everything goes smooth! We are still with you even beyond the closing date incase you have any other questions/concerns and so forth.


Step 9 - Wait for your 1% Rebate Cheque In the Mail !
 

Your 1% Rebate Cheque will be mailed to your new address (or whichever address you prefer) as soon as the funds are received by our brokerage and we have the green light from the lawyers to distribute the monies! Enjoy and thank you for working with us!
